Local Development Framework (LDF)
Sites suggested by landowners/developers for house building in Costessey
The Government has instructed local councils up and down the country to find suitable housing development sites and South Norfolk Council is no different. Areas close to major conurbations are being heavily scrutinised concerning future development opportunities.
Many parishioners are concerned about housing growth in Costessey and have argued, along with the Parish Council and District Councillors, that with the major developments at Lodge Farm, and Queens Hill and smaller sites such as Easthills Rd, Costessey has had more than its fair share of extra housing.
With this in mind the map below shows those sites suggested by landowners and developers for possible future development. Most are outside the present building guidelines and in river valleys. It must be stressed that no definite planning applications have been received for any of the marked sites (even the one at Townhouse Rd). There have been efforts to ask for land to be redefined under the Local Plan (a set of guidelines following the Norfolk Structure Plan 1988-2006) However, only two applications have been approved in Costessey:: the surgery on Longwater Lane and the land surrounding the new surgery location at the Round well. This was allowed because of two possible exclusions: the land offered considerable community benefit and/or for low cost affordable housing
In 2010 South Norfolk Council will have consultation meetings to discuss the Local Development Framework set to replace the Local Plan. This will offer residents the opportunity to have their say. In the meantime the map below is offered for discussion. If you have comments please click HERE to contact us.
